Tenant Fees
Holding Deposit: Equivalent to one week's rent, required to reserve a property for up to 3 weeks. If the tenant or any guarantor(s) withdraws from the tenancy, fails a Right-to-Rent check, provides materially significant false or misleading information, or fails to sign the tenancy agreement (and/or Deed of Guarantee) within 15 calendar days, the deposit will be withheld.
Security Deposit: Capped to 5 weeks rent, held with the tenancy protection scheme. It covers damages or defaults on the part of the tenant during the tenancy. If no damage is recorded at the end of the tenancy, the security deposit will be returned in full.
Rent Arrears: The landlord reserves the right to charge interest (calculated daily) at 3% over the Bank of England base rate on late payments, and may recover the interest as rent.
Lost Keys: Tenants are responsible for the actual cost of replacing any lost key(s) or security device(s). If the loss requires locks to be changed, the tenant will be charged for the locksmith's costs, new lock, and replacement keys.
Change of Sharer: £50 (including VAT) per replacement tenant or any reasonable costs incurred if higher. This covers landlord instructions, new tenant referencing, Right-to-Rent checks, deposit registration, and preparation and execution of new legal documents.
Early Termination: If the tenant wishes to terminate the contract early, they are liable for the landlord's costs in re-letting the property, as well as all rent due under the tenancy until the start date of the replacement tenancy. These costs will not exceed the maximum amount of rent outstanding on the tenancy.

FULL MANAGEMENT SERVICES
- Letting Fee: £300 + VAT
- Management Fee: 10% + VAT
Project management fees
10% plus VAT on all maintenance works over £750.00
